OUR BIGGEST DIFFERENTIATOR
How Subdivision Works
Subdivision isn't for every property — but when it fits, it's the clearest way to maximize what your land is worth.
1
We evaluate your tract
Road frontage, acreage and local market data determine subdivision potential — our sweet spot is 30–200 acres, e.g. 50 acres into 5 lots.
2
We sign a development agreement
You retain ownership throughout. Terms, timeline and fees are spelled out up front and drafted with legal counsel.
3
We handle the subdivision
Survey, platting and marketing of individual lots. You cover subdivision costs; we're paid a development fee plus commission as lots sell.
4
Lots sell individually
You receive proceeds as each lot closes — netting substantially more than a single-tract sale.

Smaller lots command a higher price per acre than large tracts, making you the most money possible.

SUBDIVISION SUCCESS STORY
We presented all three options to our clients. They weren’t in a hurry and they wanted to maximize their profits so they chose to subdivide their property into multiple lots. They had a large property with two sides of frontage, making for a lucrative subdivision. The result was 50% more profit than if they had listed the property as one parcel, and we sold out the project in less than two months.
