Road frontage, acreage and local market data determine subdivision potential — our sweet spot is 30–200 acres, e.g. 50 acres into 5 lots.

We sign a development agreement

You retain ownership throughout. Terms, timeline and fees are spelled out up front and drafted with legal counsel.

We handle the subdivision

Survey, platting and marketing of individual lots. You cover subdivision costs; we're paid a development fee plus commission as lots sell.

Lots sell individually

You receive proceeds as each lot closes — netting substantially more than a single-tract sale.
